Many people assume they need a real estate agent, and for those who make that assumption – an agent is probably the best move. If you’re not willing to explore the possibilities of selling your home on your own or by other methods, you’ll likely need a bit of guiding via an agent. On the other hand, if you’re a self-starter who’s interested in trying out something new and doesn’t mind doing some research, then selling your home without a real estate agent is definitely a viable option. Here’s how to know whether you do or don’t need a real estate agent.

1. Do I need to sell fast?

If you’ve never sold a home by yourself, it can take some time to learn the ins and outs. There are plenty of resources online that can teach you how to sell your home yourself, but if you’re in a hurry, hiring an agent might be the best bet. A real estate professional will be able to move you through the process quickly and hopefully get you some offers.

2. Am I in a volatile market?

In some markets, it’s perfectly fine to go ahead without a real estate professional. If everything’s selling like hot cakes, and it’s easy to price your home given what other properties of a similar size and location are selling for, you might be able to venture out on your own. If things are up and down in your neighborhood, however, having the opinion of a seasoned professional adds a lot of value. Take a look at the market you’re in, how much homes in your area are listing for, and also their sold price. If you’re noticing a lot of fluctuations between prices, think about talking to an agent.

3. Can I be bothered?

Do you pay to have your house cleaned, or do you get down on your hands and knees and scrub the floors? Do you eat out, or make meals at home? Who mows your lawn, changes your oil, and books your vacations?

If someone else is doing these tasks for you, you may not be the type of person who sells their home by themselves. The “Do it for me” method is totally acceptable, and if it stresses you out to do chores, hire an agent to sell your home. It’s a big chore, and it requires a certain personality type to go ahead with it.

There’s no doubt that in today’s digital world, knowing your way around the web has major advantages. The same is true when thinking about selling your home. There’s so much useful information on the internet that you can use to your advantage, and if you’re willing to put in the time, selling your home without an agent is very doable – and it can lead to some serious savings. The time you put into reading resources and articles can be paid off in full if you play your cards right.

2. Am I confident?

Believe it or not, one of the top reasons people don’t list their homes without an agent is because they’re intimidated by the negotiation process. If you’re confident or know how to sell, this is a huge advantage. Put your skills to use and go after your asking price.

3. Do I have a mentor?

Call it what you want it – but what we mean by a mentor is someone who has been there before. If you have someone you can lean on to ask the difficult questions and get general feedback from, the process of selling your home by yourself is going to go a lot smoother. This way, you won’t feel so alone when you list.
