Do I need a lawyer?

In most real estate markets within the United States a Title Company can handle every aspect of a real estate transaction. However, many customers hire a real estate attorney to protect their interests throughout the real estate transaction as each state has its own set of real estate laws. A lawyer can act as an escrow agent for down payments, evaluate any complicated offers from potential buyers and handle closings.

When selecting an attorney (in some states a lawyer is required to perform certain tasks) choose an attorney who is experienced in real estate matters and don't be afraid to shop around for competttive rates.

How do I find a property that is listed for sale on

All homes listed through are available on Flat Fee MLS and Super Seller listings can be found on Xome, the MLS, and many other online real estate search websites.

Do I have to include a buyer's agent commission for my Flat Fee MLS listing?

Yes. MLSs require that the buyer's agent commission field be completed in order list a property in the MLS. It is commonplace to provide a flat-fee amount or a percentage, which is customarily 2-3%.

When filling out the listing information the correct option isn't available for my property (i.e. Heating Source). What should I do?

Choose either "None" or "Other". When an Agent is assigned, let them know and they can edit this information prior to placing your listing on the MLS.

I'm trying to upload photos but keep getting an error that they are too big.

The maximum size for photos is 2MB. You can check the file size by right-clicking on the file and selecting Properties. If your photos are larger than 2MB, here is an easy way to reduce the file size:

  1. Right click on the file
  2. Marketing to potential buyers
  3. Select "Edit" and open in your default image editor. For example, Microsoft Paint
  4. Resize your image and save

What if I do not have all of the answers in the Flat Fee MLS package survey?

If you are unsure how to answer any of the questions, you may elect to retrieve your property information from your county clerk's or recorder's website, or, alternatively, call your county clerk or recorder and ask for public record information on your property.

I can't move forward – once I click on the "Save & Continue" button, the loading sign keeps spinning.

Log completely out of your account, and then sign back in. Go to your saved "Unpaid" property, and it will open up where it last registered your account. From there you should be able to continue. Why is an agent calling me? I thought this was

Only a licensed real estate agent can legally place your property on the MLS. The assigned agent will place your listing on the MLS under the requisite listing agreement. This is to assure that you are protected legally and allows your property to be syndicated to other real estate websites, like They are not acting as a full service real estate agent, but rather in a limited capacity to place your property on the MLS and perform any minimum service requirements necessary.

How long does it take for my listing to be placed on the MLS?

It can take up to 72 hours for your property to be placed on the MLS. If it has been more than 72 hours and you do not see your listing, please call us at (844) 335-0589 to speak to a customer service representative.
